Sans Souci is located just a few miles north of Downtown Greenville and is a hallmark of vitality and care.
Sans Souci has a long and storied history, one that residents have worked hard to maintain even as the community has been revitalized throughout the years. It was originally an estate and a country club, which briefly became a girls’ school and was then developed into a residential community. It struggled for many years, but it was revitalized by the people that live there — many of whom have families that have lived in the neighborhood for generations.
With streets full of Victorian-style architecture, charming bungalows, Craftsmans, and new construction, there’s something for everyone in this charming neighborhood. It’s a mix of new constructions and renovated homes, but they all have a quintessential charm to them that permeates the neighborhood as a whole.

Peddler Steak House is an iconic Greenville restaurant housed in a century-old stone building. They serve delicious food and exquisite wines. Family-owned and operated, Bocca Pure Italian creates iconic Italian dishes with fresh ingredients every day. Mike & Jeff’s BBQ is as classic as it gets, with a humble shop that slow-smokes all their meat on-site.
Daydrinkers is a walkable, community-centric cafe serving locally roasted coffee and fresh-baked goods. Swamp Rabbit Cafe & Grocery serves local fare in a casual setting, but it’s also the perfect spot to get a weekly produce box or homemade pastries. Sans Souci is a very community-oriented neighborhood, which is evidenced by their well-maintained Community Garden. It’s been operating for over a decade and features multiple raised beds and 20 fruit trees that are all available for Sans Souci residents. The community garden is more than just a place to find sustenance. It’s also a place for the community to gather. Every summer, six Garden Concerts feature performers from all over the country.
