A quickly developing neighborhood nestled between Nicholtown and Overbrook, Eastover is quaint, walkable, and beloved by its residents both new and old. It’s also only a mile from downtown, surrounding it with exciting things on all sides. Eastover holds its own with plenty of restaurants and parks to enjoy.
 
Eastover was developed in the early 1900s along Beechwood Avenue. When Cleveland Park was officially opened in 1926, the neighborhood of Eastover began to thrive. Highly sought-after as a beautiful neighborhood on the edge of lush nature, houses were built and residents flocked to the area. 
 
The residential lots are smaller here than in other neighborhoods, and houses sit closer to one another. This gives the area a cozy, compact feel. The houses themselves are a mixture of styles, with the primary one being a Craftsman-style bungalow, many of which date back to the 1930s. It’s a beautiful neighborhood to live in currently, and it’s only poised to get better from here.

Willy Taco is a lively spot with great happy hour and live music. This chef-driven Mexican fusion spot also has a zero-waste policy. Rocky’s Hot Chicken Shack claims to have deliriously good fried chicken, and with good reason. This laid-back southern soul food spot will have you begging for more. Zorba Lounge has classic dive bar vibes with delicious food and is the perfect low-key spot to celebrate birthdays or hang out with friends.
 
Llyn Strong Fine Art Jewelry is the long-standing storefront for a local artisan who has been creating custom pieces since the 1970s. She’s been a staple of the community and is beloved by her clients. Keep everything in tiptop shape with the local technicians at Banks Appliance. Classy Clothing is a consignment shop for second-hand and locally made fashions.
 

Things to Do

The Greenville Zoo has been caring for animals and the community since the 1960s. They have a number of learning programs, after-school programs, and educational events. However, they also have purely fun events like their annual Halloween event “Boo in the Zoo.”
 
Cleveland Park is 122 acres of luscious nature. The Greenville Zoo is located within its borders, as are the Vietnam Veterans Memorial and the Rock Quarry Garden. It also has sports facilities, a playground, and a plethora of picnic areas. Eastover has access to Swamp Rabbit Trail’s 22 miles of walking and cycling trails.
 

Schools
